Broadmoor Capital Corporation (“BCC”) and its affiliate Royal Oaks Holding Corp. (“ROHC”) are privately-held investment companies Controlled by investor John R. Sikora, which seek to acquire well-located, value-added properties and development sites in select markets that provide above average market returns to its investors through a combination of strong current cash flows, strategic financing structures, and equity creation through renovation and aggressive property management, repositioning, and leasing. The company targets office (including medical), industrial, retail and multifamily properties with occupancy or leasing problems, ideally projects with occupancy of less than 85% and some level of repositioning opportunity, as well as commercial or residential condominium conversion opportunities, or other unique exit strategies.
BCC/ROHC will form single purpose limited liability companies or dedicated LLC’s for the purchase of each investment, with the principals of the company and/or their partners acting as the managing member of each entity. Typical entity structure will have BCC and its partners making an investment of a portion of the equity and earning a promotional return after investors have received a preferred return and the return of their capital. Capital partners have included both institution investors and high net worth individuals.
John Sikora has been involved in the commercial real estate industry since 1987, serving in a variety of capacities with such entities as Buchanan Street Partners, CBRE and his own commercial real estate investment firms, Broadmoor Capital Corporation and his holding company, Royal Oaks Holding Corp.
Mr. Sikora began his real estate career with Coldwell Banker Commercial (now CBRE), where he was actively involved in the underwriting and disposition of portfolios and individual investment properties in the company’s Investment Banking Group. In late 1993, he joined CB’s Mortgage Banking Group, where he spent several years as a finance officer, becoming national Rookie of the Year in his first year of production and consistently placing in the company’s Top 15 performers nationally. In 1999, Mr. Sikora then became one of the founding partners of Buchanan Street Partners, a real estate advisory and private equity firm.
Over the course of his career in real estate finance, Mr. Sikora has completed office, industrial, retail, multifamily and hotel transactions with an aggregate value in excess of $1 billion, representing over 10 million square feet of space. He has closed transactions with over 80 debt and equity capital sources, both as a broker and direct lender, and deal types he has completed have included fixed-rate debt, bridge financing, construction financing, mezzanine/equity financing, pre-sales, and joint ventures.
In 2003, Mr. Sikora formed Broadmoor Capital Corporation to focus on both advisory services and to acquire and joint venture value added real estate opportunities. Within 3 months of BCC’s formation, the company closed its first transaction, the acquisition of a $19 million shopping center in Honolulu, Hawaii. Subsequent transactions have included multifamily residential, retail and office.
Mr. Sikora graduated from the Haas School of Business at the University of California, Berkeley, where he earned a Bachelor of Science degree with a triple emphasis in Real Estate, Finance and Accounting. Mr. Sikora is a CPA and a California Real Estate Broker.
